Lender

Contact your lender to finalize your mortgage details soon after your conditional period becomes firm to discuss their timeline on what else they will need when.  They will typically have you come in and sign the final mortgage documents a week or two before the closing date. You will need to ensure you have all the necessary down payment and closing monies accessible within the timelines needed. Your mortgage lender will need this from you:

  • Confirmation of your current employment and income
  • Your Pre-Approved Mortgage Certificate, if applicable
  • Confirmation of your down payment
  • List of assets and liabilities
  • Bank account number and transit number for payments
  • A copy of the accepted Agreement of Purchase and Sale
  • A copy of the real estate listing
  • Lawyer's name, address, postal code, telephone and fax number
  • Well and septic certificates (for rural properties)
