Contact your lawyer to confirm they have all the information you need and to coordinate next steps from their side.  Your lawyer will need to coordinate with your lender and your insurer in advance of the closing date.  Your lawyer will typically have you come in and sign all documents the week before the actual closing date.  They will also provide you with a final summary of the financial breakdown of the purchase (ie. purchase price plus/minus any applicable pre-paid Property Taxes, condo fees, utilities, etc. applicable to your specific home and closing period) 


Steps a lawyer takes to complete a residential real estate transaction

  • Reviews the Agreement of Purchase and Sale
  • Completes a title search, discuss and obtain title insurance
  • Completes and requests searches (ex. zoning, taxes, debts)
  • Assess satisfaction of closing conditions
  • Deposits mortgage and closing funds
  • Statement of Adjustments
  • Closing package from seller lawyer
  • Register land transfer

The information your lawyer needs to close your purchase

  • Agreement of Purchase and Sale
  • Property Insurance Binder as well as contact information for your Insurance Broker
  • Name and contact information for your Lender
  • Personal Information - including ID
  • Closing funds - The Big Fat Cheque
